Jiangxi Construction Three Construction achieves the goal of more than 10 billion yuan in newly signed contracts in three years

In 2015, Jiangxi Construction No. 3 Construction signed new contracts totaling 10.428 billion yuan, achieving its business goal of exceeding 10 billion yuan in new contracts over three years. Several elements of construction quality management

I. Implementation of Sample Management Sample management is a type of standard model. In construction engineering, the sample can guide the construction. The sample must reflect the design requirements and achieve the specified quality level, making the abstract design requirements and complex quality standards, specifications and regulations concrete and physical, allowing all construction personnel, especially operators, to see and touch them, making it easy to compare. Therefore, promoting sample management is a powerful measure to ensure and promote continuous improvement of project quality and is one of the important links in on-site quality management. Sample management is a meticulous work. The following five tasks must be carried out: 1. Reflect design intentions. Meeting design requirements is a prerequisite for good sample management. 2. Select qualified materials. Qualified building materials are the fundamental guarantee for the quality of the "sample." The materials selected for the "sample" must not only be qualified in terms of material properties but also pay attention to requirements such as specifications, color, and shape integrity and cleanliness, especially for decorative materials. 3. Select suitable skilled workers for construction. This is the key to the success or failure of the sample. Under normal circumstances, skilled workers with intermediate and above technical skills are selected to operate. In this way, it is easy to make a good sample, and it is also easy to promote it. If ordinary skilled workers are used for operation, the level of the "sample" is low, and it has no value for promotion. However, even if skilled workers with high technical skills are used, they can make high-level samples, but it is difficult to promote them, which has no practical significance. 4. Conduct technical and quality briefings to operators before construction. Before the sample construction, conducting a detailed technical and quality briefing to the operators is an important link in doing a good job of sample management. The content includes the name, location, materials, technology, quality standards, and operating procedures of the sample. It must ensure that the operators are clear about the situation and requirements. 5. Organize quality inspection personnel to assess the quality level. After the "sample" is completed, the project department at the construction site must promptly organize relevant personnel to assess the quality of the "sample." Generally, after the operator's self-inspection is qualified, relevant quality inspectors, project managers, or engineers from the construction team, project department, and company quality inspection station will identify and approve it. Some exterior finishes, paint, and decoration projects designated by the design or client should invite the design and client to participate in the appraisal. Special projects should also invite relevant professionals to participate. Once the sample is appraised and approved, it should guide the specific construction. II. Tightly Grasping Construction Process Quality Monitoring Management 1. The role and purpose of construction process quality monitoring Construction process quality monitoring is an important link in on-site quality management. Powerful quality monitoring can prevent quality problems before they occur, control project quality to achieve expected goals, promote continuous improvement of project quality, and help reduce project costs. 2. Scope and focus of construction process quality monitoring The scope of quality monitoring during construction is wide. From design drawings and raw materials to the construction of sub-projects, every link cannot be ignored. Familiarity and mastery of the scope and focus of monitoring helps to take measures in advance so that the quality is under pre-control. Under general circumstances, the scope and focus of quality monitoring are: (1) Learning and reviewing design drawings is the primary link in quality monitoring Drawings are the main basis for construction. Therefore, before construction, it is necessary to carefully read and understand the design intentions. A product that does not conform to the design has no quality to speak of. However, construction according to drawings is based on learning and review, and the two should be combined. Review is not simply checking for errors in the drawings; it also needs to consider whether it is conducive to construction. In some cases, even if the design is in line with the specifications, due to the difficulty of construction, the design should be appropriately optimized to ensure that the project quality meets the specifications. (2) Quality monitoring of raw materials and semi-finished products is a key link in quality monitoring The quality of raw materials, semi-finished products, and finished products directly affects the quality of the project, so it needs to be monitored. Not only should the incoming materials be checked, but also the quality assurance certificates should be checked to see if the model, specifications, and performance meet the design requirements. According to the regulations, retests should be conducted on steel, cement, waterproof, and energy-saving materials. For fragile, damp, deformable, and easily contaminated items, monitoring should also be carried out during transportation, stacking, and installation. (3) Ensuring that sub-projects are constructed according to regulations and procedures is the main link in quality monitoring The quality of sub-projects is the foundation of the quality of unit projects, so quality monitoring work should take this as the main link. Under the premise of constructing according to drawings and using qualified raw materials, finished products, and semi-finished products, the focus should be on ensuring that construction is carried out according to specifications, procedures, and regulations. Control should be carried out according to the construction process during construction, and problems should be corrected immediately to eliminate potential problems during construction. Monitoring should run through the entire construction process. Protection of products before delivery is also an important monitoring target that cannot be ignored. (4) Key parts and weak links are the focus of quality monitoring The key parts and weak links of unit projects are determined according to the project object and team quality. For example, beams and columns in frame structures are key parts, masonry and prefabricated floor slab installation in mixed structures are key parts, and in decoration projects, large-area granite floors, large-area wall tiles, or large-area wallpaper are all key parts. Weak links have two meanings: one is new technologies and new processes, as it is the first construction, and the quality is uncertain, so it needs to be重點controlled; the other is parts that are prone to problems, such as axis displacement, steel bar displacement, beams and columns not being centered, concrete construction joints not being left according to specifications and having debris, poor masonry bonding rate, and quality defects such as seepage, leakage, sand, shell, and blockage. Focused control of key parts and weak links, as long as the methods are correct and the measures are effective, often produces excellent results. 3. Methods and means of construction process quality monitoring Quality monitoring generally includes pre-construction monitoring, in-process monitoring, and post-completion monitoring for construction sites. For example, monitoring of design drawings, raw materials, semi-finished products, and finished products should be carried out before relevant sub-projects, so that pre-control can be better achieved. For quality problems that are likely to occur during construction, it is necessary to strengthen monitoring during the process to find and correct problems in a timely manner, truly eliminating quality problems during construction. Some sub-projects have been completed, but there is still some time before the overall delivery. If the products are not carefully protected during this period, the quality of the products cannot be guaranteed, so monitoring should still be carried out until the overall delivery. For example, floor finishes, paint, and paste are all post-completion monitoring. The following tasks should be carried out in practice: (1) Technical review The focus should be on the positioning, elevation measurement, axis, elevation of each layer, selection of finished and semi-finished products. (2) Acceptance of concealed projects This is the main means of monitoring. All concealed projects must be fully monitored, such as foundation pit inspection, pile foundation, foundation reinforcement, underground concrete, underground brick walls, waterproof layer, floor reinforcement, insulation layer, buried pipes, cables, sewers, etc. Acceptance of concealed projects should be carried out according to relevant regulations. (3) Material testing In addition to checking the factory certificates or test reports for steel, cement, waterproof, and energy-saving materials, it is also necessary to conduct sampling and retesting according to regulations. (4) Random inspection Random inspection is flexible, is not limited by time conditions, is easy to find problems, and is convenient for rectification if problems are found early. The inspection frequency is also unlimited, making it a powerful tool for monitoring. (5) Water test, ball test This test is directly related to the use function and must be carried out carefully and strictly according to the regulations. (6) Team self-inspection, handover inspection Team self-inspection is the foundation of quality assurance. Only when each operator carefully checks and controls the operation process can the quality have a solid foundation. Handover inspection requires that the previous process is inspected and qualified before the next process can proceed, so it should be firmly grasped and not ignored. (7) Setting quality management nodes Quality management nodes can be used in various links, such as the promotion of new technologies, quality difficulties, weak links, and high-quality sub-projects. Setting quality management nodes at key parts and weak links of quality control often produces excellent results. Sometimes, it seems to be a weak link, but due to measures taken in advance and the setting of quality management nodes, the problem is solved, so setting quality management nodes is a powerful tool for quality monitoring. III. Strict Quality Evaluation Management 1. Detailed and wide-ranging inspections are the basis for correct quality evaluation In quality evaluation, detailed and wide-ranging inspections are the basis for making correct evaluations. When team operations are carried out, full inspection must be carried out, and the quality department must conduct large-scale spot checks that should not be lower than the evaluation requirements. For example, when inspecting indoor plastering, checking only large rooms but not small rooms, only looking at the corners of large rooms but not the corners behind the pipelines in small rooms, only checking the wall flatness but not checking for hollowing, is a lack of detail. When inspecting multi-unit rooms, checking a few rooms in a few floors of one unit and then evaluating the quality grade of the interior wall plastering of the entire project, it is obviously not wide-ranging enough, and the evaluation quality grade is insufficient. 2. Focusing on sub-item evaluation is the key to doing a good job of unit project quality evaluation Sub-item project quality evaluation is the basis for unit project quality evaluation, so sub-item quality cannot be considered a local issue that does not affect the overall situation. It should be seen that it can affect the overall situation, so sub-item project quality evaluation is the key to doing a good job of unit project quality evaluation.
